Metallic finishes like brass are definitely having their moment. These understated accents do more than add a little sparkle and shine, it lights up this entire residence with sophistication and a lofty expanse. Explaining how they arrived at this clean-lined modern style with character, the designers from Third Avenue Studio say: “The homeowners are pragmatic yet design-focused people. They recognised the space limitations of their home and wanted to combat that with the right furniture plan.”

“One of the two major challenges we faced was that the living room is too small to fit a sofa and a TV console, as the homeowners wanted a bit more room for their children to play in,” reveals the design team. They then proposed to use the space underneath the stairs for the TV console, hence, the stucco-finished feature wall with brass details is introduced for added pizzazz.

The other issue was poor lighting due to the double volume ceiling. “To address this, we installed LED light strips on the floor along the TV feature wall and supplement that with two wall lamps and a cove lighting along the staircase wall,” say the designers.

“This lighting line-up proved to work very well,” adds the team. To complement the brass details of the TV feature wall, similar brass accents have been utilised for the steps of the staircase.

“Brass handles were also selected for the kitchen cabinetry and the homeowners sourced these themselves,” reveal the designers. Besides adding a subtle flair to the kitchen, these metals add a luxe detail to the elegant colour palette of white and royal blue. Meanwhile, stainless steel brings a contemporary flavour to the kitchen and the cool-looking backsplashes provide the perfect contrast to the warm-hued brass handles.

The master bedroom, on the other hand, receives a double shot of daylight with frosted glass wall panels enclosing the space. “These textured glass panels framed with dark metal allow light to flow into the entire room while providing privacy,” say the designers.

A custom bed frame was built for the other common bedroom and this maximises the limited floor area. Pull-out drawers flank the base and instead of having a bedside table which takes up space, the designers carved out a handy niche at the side of the headboard for charging of mobile devices. The foot of the bed also serves as support for the slim-line study desk with brass plated legs.

Overall, the neutral colour palette with luxe detailing and minimalist furnishings are key design features that make this residence appear like a large landed property instead of an average-sized condominium. Now, this is a job well done when it comes to maximising space.
